The streets around San Simon and Rachel Imenu hold a good number of low rise buildings from the 1950s and 1960s, many with generous balconies that have since been closed in. Alongside them are older stone villas from before 1948, some divided into flats, which carry the same thick walls and tall windows you find in Talbiya and Baka.
A lot of Katamon flats were built to a plan that put a small kitchen at the back and a separate dining room beside it. Bringing those two together is the single most common request we get here, and in most of these buildings the dividing wall is not load bearing, which makes it straightforward once it has been checked properly.
Balconies are the other recurring theme. Many were enclosed informally over the years, with varying quality of glazing and insulation. Redoing one properly, with the right thermal break and drainage, makes a noticeable difference to how the flat feels in both January and August.
